Succession first

To sell, you need to have filed the succession declaration and the land-registry transfer into the heirs' names. Without these steps the property can't be sold: best to sort them out in good time.

If there's more than one heir

The home must be sold with the agreement of all co-owners. It's best to agree on price and timing beforehand, so the sale doesn't stall halfway.

You don't need to be in Sicily the whole time: it can be handled with a power of attorney and someone on the ground keeping contacts and looking after the home.
